5 Signs Your Chimney Needs Repair Before Winter

Chimney problems rarely show up out of nowhere — they build slowly through freeze-thaw cycles, moisture, and age. New England winters are especially hard on masonry. Here's what Middlesex County homeowners should look for before lighting that first fire.

1. Crumbling or missing mortar (spalling)

If mortar joints look powdery, chipped, or are missing chunks between bricks, that's repointing territory. Left alone, water gets in behind the brick face, freezes, and accelerates damage — what starts as a cosmetic fix gets more expensive the longer it's ignored.

2. White staining on the brick (efflorescence)

That chalky white residue is a sign water is moving through the masonry and evaporating, carrying mineral salts to the surface. It's not damage by itself, but it's a reliable flag that moisture intrusion is happening somewhere and should be traced back to its source — often a cracked crown or missing cap.

3. A leaning or visibly out-of-plumb chimney

If the damper doesn't open and close smoothly, or the firebox interior looks scorched, cracked, or crumbling, don't use the fireplace until it's inspected. This is a functional and safety issue, not just cosmetic.
